By using this site you agree to these terms. The most important one is the first: everything here is an educational estimate based on the assumptions you enter, not professional advice.

1. Educational estimates only

The Renovate vs Move calculator and all content on Hearthfork are provided for general educational and informational purposes. Outputs are estimates generated by a simplified financial model from assumptions you supply and from national default values that may not reflect your market. They are not predictions, guarantees or recommendations. The model’s scope and limitations are described on the methodology page, which forms part of these terms.

2. Not professional advice

Nothing on this site constitutes financial, investment, mortgage, lending, tax, legal, accounting, appraisal, valuation, architectural, engineering, construction, insurance, real-estate brokerage or other professional advice, and nothing here creates a professional or fiduciary relationship between you and Hearthfork. Hearthfork is built by a team with hands-on experience in luxury residential construction, real-estate development and project finance. We are not licensed financial, mortgage, tax, legal or real-estate advisors, and this tool is not a substitute for one. Before making any decision to renovate, sell, buy, borrow or otherwise act, consult qualified professionals who can assess your specific circumstances, and obtain actual quotes, estimates and appraisals.

3. No warranty

The site and calculator are provided “as is” and “as available” without warranties of any kind, express or implied, including warranties of accuracy, completeness, merchantability, fitness for a particular purpose and non-infringement. We do not warrant that the site will be uninterrupted or error-free, that defects will be corrected, or that any figure, default, source or result is current or correct. Third-party data referenced on the site is subject to change and is the responsibility of its publishers.

4. Limitation of liability

To the fullest extent permitted by law, Hearthfork and its owners, contributors and affiliates will not be liable for any direct, indirect, incidental, consequential, special or exemplary damages, including lost profits, lost equity, increased costs or any financial loss, arising from or related to your use of or reliance on the site, the calculator, its outputs or its content, even if advised of the possibility of such damages. Where liability cannot be excluded, it is limited to the amount you paid to use the site, which is zero.

5. Your responsibilities

You are responsible for the accuracy of the inputs you enter and for how you use the outputs. You agree not to misuse the site, attempt to disrupt it, scrape it at a rate that burdens it, or present its outputs as professional advice to others. Share links you create contain the assumptions you entered; you are responsible for whom you share them with.

6. Intellectual property

The site’s content, design, model descriptions and software are owned by Hearthfork or its licensors. You may quote and link to our content with attribution. You may not reproduce the calculator or substantial portions of the content for commercial purposes without written permission.

7. Third-party links and future partners

The site links to external sources for data and may in future present optional referrals to third parties such as lenders, contractors or agents. We are not responsible for third-party content, products or services. Any referral relationship will be disclosed where it appears and is governed by our privacy policy.

8. Changes

We may update these terms, the calculator, its defaults and its methodology at any time. Material changes to the model are recorded in the methodology change log. Continued use of the site after changes constitutes acceptance.

9. Governing law

These terms are governed by the laws of the State of Tennessee, United States, without regard to conflict-of-law principles, and any dispute will be brought in the state or federal courts located in Tennessee. If any provision is found unenforceable, the remainder stays in effect.
